City Color Palette
The City of Sunny Isles Beach has regulated the exterior color of buildings since 1998. On November 20, 20205, the City adopted Ordinance 2025-640(PDF, 405KB), which clarified the process and colors that are allowable throughout the community.
What is the City Color Palette?
The City Color Palette is the officially adopted set of exterior building colors established to promote visual harmony and maintain community character. It identifies approved colors for exterior wall surfaces, trim, and other architectural elements, and is maintained by the Planning and Zoning Department. The palette may be updated over time by resolution of the City Commission.

Coverage Requirement
The requirement applies to exterior wall surfaces area, including any architectural projections that are part of the wall itself. At least 75 percent of a building's exterior wall surface area must be a color approximate to and harmonious with the approved City Color Palette. Up to 25 percent of the exterior wall surface area may be an allowable accent color, limited to black, dark brown, or dark gray. When calculating wall surface area, doors, windows, window frames, shutters, fascia, soffits, and roofing are excluded.
Where It Applies On Your Home
The City Color Palette requirements apply to exterior wall surfaces only. Other exterior elements, including doors, windows, window frames, shutters, fascia, soffits, roof surfaces, garage doors, and other architectural details are not included.
Permitting Requirements
- Single-family homes must comply with the approved City Color Palette, but does not requirement a building permit for exterior color changes.
- All other properties, such as commercial or multi-family buildings, must allow comply with the City Color Palette and are required to obtain a building permit before completing exterior color changes.
