Short-Term Rentals

• Be available by landline or mobile telephone to address problems with the rental of the property on a 24 hour a day basis, seven (7) days a week.
• Be situated close enough to the property to be able to respond in person within one (1) hour of being notified by a rental occupant, law enforcement officer, emergency personnel, or the City of issues related to the rental.
• Keep a list of all guests, which shall be made available for inspection by authorized personnel of the City at all times upon request.
• Maintain the entire property free of garbage and litter provided, however, that this section shall not prohibit the storage of garbage and litter in authorized receptacles for collection.
• Conduct an on-site inspection of the rental at the end of each rental period to ensure continued compliance with the requirements of the Short-Term Vacation Rental Ordinance.

Incomplete applications will be denied.

• Understanding of Short-Term Vacation Rental requirements and standards
• Completed application, notarized, signed by property owner and/or responsible party
• Proof of DBPR Transient Public Lodging Establishment License
• Current & active Certificate of Registration with Florida Department of Revenue
• Current & active Certificate of Registration with Miami-Dade County Tax Collector for the purpose of collecting and remitting tourist convention development taxes.
• Copy of Liability Insurance
• Copy of Rental Agreement between the hosts and the guests
• List of platforms & listing entities (i.e. Airbnb, VRBO, Craigslist, etc.)
• Sketch of emergency exits and parking spaces assigned to units
• Proof of smoke, carbon detector & fire extinguisher installed in each rental unit
• Consent letter from Condominium Association or copy of by-laws

All payments must be processed online through your portal account.

• Local Business Tax Receipt: $100
• Vacation Rental License: $300
• Late Vacation Rental License Payment Fee: $50

The Fees charged by the Planning and Zoning Department for Short-Term Vacation Rental Licenses, pursuant to Ordinance 2018-522 Section 217-19, are non-refundable.

The maximum occupancy for Short-Term Vacation Rentals is up to two persons per bedroom, plus two additional persons per property.

Up to a maximum of 12 persons. Excludes children under three years of age.

Under the Short-Term Vacation Rental Ordinance, the Owner or Responsible Party must demonstrate compliance with all applicable codes.

A Short-Term Vacation Rental License will not be issued for a property with open code violations.

If you violate the short-term vacation rental Ordinance, within any continuous 12 month period:

• First Offense: $1,000
• Second Offense: $2,500
• Third Offense: $2,500 and 1-year suspension of Short-Term Vacation Rental License

The City may refuse to issue or renew a License due to the Owner or Responsible Party willfully withholding or falsifying any information.

Applications can be submitted online. Incomplete applications will not be accepted. Owner or Responsible Party will receive notation of what is missing.

Once you submit an application, you have 60 days to submit all required documents. Enforcement will apply after this time period.

Enforcement will begin on October 1 each year. All owners or responsible parties must obtain a Short-Term Vacation Rental License in order to be in compliance with Ordinance 2018-522.
